Site Work Mostly Complete For Mixed Use Smyrna Project

At the site of the former Papa John’s Pizza in Smyrna, a new mixed use residential and commercial development has begun to take shape. The property is being developed by Lenape Properties of Delaware. Located between the South Smyrna Route 1 interchange and Smyrna Leipsic Road, it is the site of the former Thomas England House. The historic house was demolished in 2017 and dated back to the 1700's.


The plans for the site were approved in 2021. They include three new buildings and a renovation to the former Papa Johns. Two mixed-use buildings will front DuPont Blvd - each with retail space on the first floor and 12 apartments on the second and third floors.

The last building is a three story apartment building that will have 24 apartments and be located towards the rear of the site. The property is just adjacent to the newly-opened Planet Fitness gym and fast-food restaurant Popeyes.
We checked out the site in mid-April and found site work to be well under way with parking areas and curbing in place. The main entrance will be just south of the old Papa Johns with in-out access. There will also be an exit-only ramp from the parking lot onto Northbound DuPont Blvd.
